Buying a house/investment property Philadelphia Pa

Hello Everyone I am new here and looking to buy my first house/investment property. I’m a about to graduate college and I am in the process of getting a job in Real estate in Philadelphia. I currently rent in the city for $700 a month per person and would like to buy a house next year and have my roommates live there as well to pay the mortgage. My credit score is currently 720. What are the first steps? How can I achieve this and is this realistic? How much down payment is needed as well? Thanks
