Interested in purchasing a owner occupied 2 Family in Newark NJ

Hey Guys-

I am currently in the market for a 2 family in Newark, NJ. I plan to live in 1 unit and rent out the other. I want to know if anyone has recently purchased in Newark and if so what has been your experience thus far? Also, should I be targeting any specific neighborhoods that are on the rise?
