Starting Out Best Use of Time

Hello, My wife and I are just starting out and need some opinions on time management. I have a 9-5 W2 job and plan on keeping it as we get started. I have handyman experience, we have our financing in place and an investment savvy agent in place. The only thing we're missing is time. There are lots of forum posts about house hacking and other strategies which would be great for single folks, people without kids or just one kid. We have 3 kids all under 10 and looking to know the best strategies to start flipping when you have work, school calendars and other responsibilities to work around. Any ideas would be great to hear.

@Billy Madden  Welcome to BP.  I feel ya in much the same boat with the 9-5.  Depending on your job situation you may be able to double dip. @Abel Curiel hit the nail on the head.  Start looking at deals any way you can they are everywhere, scout prospective properties and gather the info you need when time permits.  If you are aiming at direct to seller then first step is to find the seller most of this can be done on the computer or via phone once you identify the property. even that can be done via google maps just make sure you don't rely to heavily on the images you find there as they are a snap shot in time and depending on the market can be quite old.

Most municipalities have the information you need on line, you just need to identify those sites and start plugging away. Your agent should do a good job of combing the MLS and presenting you with deals but i would suggest trying to get to that seller before they list.
