So I plan on getting my first deal and getting a distressed property under contract so I can wholesale my first deal within a month or two. But I don't know where to find a simple and professional (contains all the crucial necessities) P&S Agreement and/or Assignment Contracts...How do I find trusted Title companies and what to look for when doing my research??

Once that is out the way how should I setup my taxes in a way IRS won't bother me...do I need to setup an actual business ( LLC ) obtain an EIN or just get the EIN alone with a business bank account?? even though I'll most likely be working by myself, and how can I pay my taxes in a lawful manner so I can get good returns during Refund seasons. In a simple way to put this what are the crucial things I need or need to do before getting my first deal? Open to all helpful and knowledgeable advice and teachings, thank you!
