Financing Rehab of First Property

New investor in Upstate NY.  Where do you get the money for for your very first rehab? 

Found a duplex, it will need a lot of work. I have the down payment, but besides emptying my personal reserves, how else could I finance this deal to include the cost of rehab for my very first property?
