What would you say are the core steps of real estate investing? For example, this is what I have here:

1. Determine Your Criteria
2. Determine How you will find leads
3. Determine Financing Options
4. Find Leads
5. Use REI Math to Analyze Leads
6. Make Offers
7. Get Property Under Contract
8. Assign Contracts to Buyer (If Wholesaling)
9. Do Due Diligence
10. Close or Walk Away
11. Rehab The Property
12. Sell Your Property (If Flipping)
13. Rent Your Property (If holding)
14. Maintain The Property
