I have 10k to invest can I get a multi family

I have 10k that I want to invest. I would like to purchase a multi-family. I currently have a SFH that has about 60k equity that I would like to leverage for a multi-family purchase but my debt to income ratio is high due to massive student loan debt. Looking for ideas on how to utilize my cash and equity to make this purchase.
