First wholesale deal

I’m getting everything in order to start my wholesale real estate investing journey.

Just want to know if I’m missing anything, I don’t want to go on my first deal and fall flat then never try again.

I found a few “for sale by owner” properties. Im then going to cold call and approach the owners. Things go well they accept the offer. Now how do I get a contract drawn up in Oklahoma. I’m doing this with no outside funding. So I really do not want to incur any legal trouble because of my own negligence.
