Phoenix, Arizona vacancy rates

Hi everyone, Joe here new to the forum and a new real estate investor in Phoenix, Az. I have found a few properties that meet my criteria but am curious what the vacancy rates Are like in Phoenix? How do I calculate this into my projected monthly costs? Thanks for the help in advance.
