I am definitely a rookie in the real estate game but I have 1 property and keep hearing about how great the low interest rates are. Should I refinance my rental property to get a higher cash flow?

I am in the process of finding out what the rates could be but I owe $146k, bought it for $236k, and it’s worth $450k.
