Creative Solution for Tricky Situation

I own a townhouse I intended to refinance and rent out.

Lost my job in the mean time and in a commission field now where they want two years of commission sales to get a typical mortgage or refinance on my loan or a new home. I make LESS money and the mortgage is eating away at me. I want to BRRRR or looking for a home to flip while I live in it.

I can sell my house for 10k more than I owe. I can rent an apartment but same cost essentially as my mortgage.

I can rent my home for about the same as a mortgage but then I pay for a place to rent and it’s a wash.

Called some hard money lenders and they won't support a BRRRR for a flip and also require an LLC with an experienced business partner.

I want to get into real estate investing and have hit an unfortunate block in the road.

Any creative ideas or solutions or feedback to help me a) get out of this current situation and b) get a jump start on real estate investing would be greatly appreciated.
