Starting out but also want to move

I’m 20 yrs old and wanna get started in real estate, but the problem is I also wanna buy a house to make a primary residence because I don’t wanna be stuck living in my parents house for another 2 yrs or even longer. I wanted to get a duplex and live in one side and rent out the other but couldn’t find any in my area. I could buy a house, live in it for a while, and flip it but then I’d have nowhere to live. Any advice would be much appreciated
