Where to start my buy and hold portfolio

I have capital, but I am unsure where to start. I’m interested in buy and hold investments and small brrr projects. I have cash reserves and assets to show lenders as well.

1. Should I use FHA loan and start smaller (4units) and get a feel for things. Using maybe 1/4 or 1/3 of my capital.

Or

2. Put 20-30% down with conventional loan and buy 4-5+ units using 1/2 of my capital.

Or

3. Put down 20-30% down and buy one larger building 8+ using 80-90% of my capital.
