Hello bigger pockets! Here I am again looking for some more help. I've received a lot of feedback so far and its been great but now I'm looking for a template for some of my campaigns that I am looking to start again. Some of the audiences I'm looking to target are tired landlords, bankruptcies, divorces, and failed listings. I've made my own letters in the past but they haven't been as successful. Some times I wonder if making an offer right in my letter would really get their attention. Thanks again guys!
@Christopher Brown When you are mailing to off-market leads be sure to emphasize the ease of selling to you. They might be thinking about getting out of the house but expect that it will be a lot of work to fix it up before putting it on the market. "Selling your home will be easier than you think" should be first - then the reason why.
You might also consider working with a list broker to get some of the new motivated seller lists. The targets you mentioned tend to get a lot of mail from a lot of investors. It's hard to compete in the mailbox. Some of the new lists include Owners with Low Financial Stability Scores and Seniors with Long-time Ownership.

Hi, I would highly recommend the templates provided from Offers too owners. I think they're exactly what your looking for. The first page is a cover letter and the second is a PA with an offer and a place for the seller to sign.
