Lending Parnter / investor

I have a close friend that I’ve known for many years. He’s in a position to begin investing and would like for the two of us to partner. We’re working on partnering with a residential spec builder we’re we’ll finance the build and split the profits upon selling. We’re also considering multi family rentals for a long term play while using the specs as our main cash flow. I’m essentially the middle man brokering and managing the deal and not required to put in capital at this time. Given our goal is to maintain our partnership and profit together as we take on more projects, any insight on our approach or direction to get started would be great. Should I focus on a spec build with a trusted proven builder or branch out and automatically begin looking to purchase multi unit properties? Given my scenario what’s the best port of entry into the market while factoring were both life long restaurant operator/owners? Thank you
