Bethlehem/ Easton investment

Currently living in NYC but looking to invest in Bethlehem/Easton.  I like West Bethlehem and the downtown area. Was wondering if anybody has any insight on the best areas in Easton to invest (low crime/long term tenants). Not sure if Bethlehem or Easton is a better idea
