First Rental Property

Hi there. I am a recent convert to the FIRE lifestyle, and am doing pretty well in most areas except rental property income. I am 42 years old and would like to get moving on my first rental, but where I live in Northern California houses are super expensive. Any recommendations on a good place to look for a first rental. I have roughly 60k to put down

Since you are looking out of the area you won't be able to get an owner occupied loan for less than 5 percent. You may need to save a little more or partner with someone as you will be looking at 20 to 30 percent down on a rental. Being a landlord is a tough business for sure. Stay hungry and keep at it.
