Investing in real estate before separating from military

Hello everyone, I came across an idea and I'm looking for some feedback, I'm currently in the military and my contract ends August 2 2021 I was wondering if it would be a wise thing to build a duplex using the VA loan because of the zero percent down. I could live in one unit and rent the other side out. My thoughts are starting the process prior to my separation that way I have a foot in the door. I know it would be a little harder after separation because lenders want to see current paystubs, is it wise to do so before separation or after. Thanks.

Hey man what’s going on. I’m active duty separating here within they next few months (if I don’t extend.) and we recently closed our first deal for a four plex in San Diego. I would say go for it my dude, I personally wanted to get it done before I got out because you’re right, lenders do want that stable income reflected in the form of recent paystubs. It’ll be difficult to get and lending when you just got out. I’d be willing to ask any questions you might have and connect. Best of luck!
