What do you guys think? For my first investment property, house hack a 4 bedroom house.. or small multi family property ?

I’ve been looking into both, seems like most multi family properties on the market are in not so good neighborhoods. I am in Las Vegas.

You should look in to the areas you would find a multi family in Vegas. I have yet to find an investor who's willing to live in an area where you can find a 4 Plex in Vegas. I'm here and checked out a few, NO CHANCE is ever live there.
