Want to start investing into rental properties

Hello,

I'm new into the concept of real estate investing but for the longest time have considered starting a real estate holding company eventually.

I already own a home, its a new construction sfh, I plan on living in it for approximately another year and a half, where I will have to relocation due to being active duty Military. I enjoy my currently location but it's primarily a retirement area, I also considered doing a long distance buy and hold rental property but as I read around I see more suggestions for a niche area however I'm not sure where to begin. My wife and I like the Raleigh/cary/durham area, or Atlanta. Our current property is in the up and coming Tradition area of Port St Lucie. I intend to hold on to it for the next 8-10 years as a rental income property, but I feel I just need assistance in figuring out a step by step what to do to start checklist.

That's how I learn aside from someone taking the time out of their day to walk me through it. I've considered reaching out to real estate agents to see if they'd teach me in the area but I don't because I fear wasting their time with ridiculous questions

One last thing, I keep considering doing foreclosures but again I lack knowledge on that as well so I am willing to take risks, just not blindly.
