Whats your guys thoughts on investing near military bases like Killeen, TX?
I think military towns have always shown their value. Abilene’s rental market is always very strong. I am in LBK but I would say any military town typically has a strong rental market.
I have seen great ROI in Killeen for flips but the rental market is there too.
@Johnathan Rodriguez Killeen has its good and bad points. There is a lot of rental inventory and you can still find 1% cash flow deals. Compared to other central Texas markets rents are low. A 2BR/1.5BA townhouse rents for $650. The same unit in Bryan/Collage station rents for $775. You need to pay close attention to neighborhoods. A block or two makes a huge difference. If you are from out of town get an experienced agent to help you. Or talk to a PM and they will advise you what areas to invest. There has been a lot out of state money in last couple years driving prices up.

I agree with @Pete Harper ; I live in half of my duplex here in Killeen, which is a 2:1.5 that was previously rented out for around the $650-675 range when I first bought it. Over the last year, I have updated the interior and I now have a great tenant in the other half paying me $800/mo and I believe I can get $850 for my side when I move out.
Be very careful for what neighborhoods you invest in. Depending on the class of properties you are wanting to invest in you could be in two different classes one street over. While a lot of people may think the closer to the military base you are the better, I believe it's the opposite. The cheapest properties in killeen are closer to the base but it's typically a much lower class.
Just do your research and understand what type of property you are wanting to buy.

@Akhil Parasa Use the Trulia crime maps to help identify the better areas in Killeen. I’d also drive the neighborhood before I purchased anything. Finally ask your PM if they will manage a property in that neighborhood.
