If your credit is amazing,and your income is steady, you might be able to get a personal loan. Some banks will do them without tying them to an asset, but the interest rates will be 8% +

I know covid rose the lending rates and makes Brrrr almost impossible and they don't give 75% as well. Do you have lending options for foreigners with credit score and no income in USA? I think partnering can be a good option.

@Nathan Fisher are you able recommend a bank that would consider such a thing?

I’ve also heard that banks get scared when knowing the money is being used for investing in realestate. Any advice on what I should say when applying for a personal loan?

@Cam Galasso PNC was the easiest.DDollar bank was fair. Key and huntington were difficult.

find a big one, tell them exactly what you're doing, talk to them about cash flow, and that you're legit.

Some banks will say no, and you will likely have to combine personal loans.

again it's a brute force tactic that differs from brrrr.
