Seller financing rental purchase

I am looking at off market multi family homes and in my letter of intent I am interested in making seller financing an option for the owner. Up to this point I have only used banks so this is new territory for me. I have listened to multiple podcasts & YouTube videos on this but I’m curious to hear your experience good and bad. Logistically how did this work for you! Thanks !
