New to REI in South FL BRRRR - 1st deal in the Miami metro area

Hey BP family, in the Miami metro area? REI rookie here! I've been part of the community for a year now and learned a lot during this time. I've been working with a small group of individual investors, people like us who want to break into the real estate business in the Miami area, where I've lived, and closely monitored the market for a year. Together we've pledged a sum of $100K+ in initial cash funding to invest in the first single-family cash flowing BRRRR which I'll most likely house hack for at least a year to make it even safer, faster, and more profitable (and learn by doing). I'm currently in talks with CPAs and lawyers to explore and make a decision on the best way to structure our partnership and LLC (the property will be held in a legal entity). I'm also starting to work with a few brokers and private lenders to figure our financing options taking into account our profile.

- Anyone investing in the Miami / south FL metro area? Would love to connect and even consider exploring options to team up, get mentorship, connecting with a mastermind group, etc.

- Any recommendations on lenders in the area?

- Any recommendations on finding off-market properties?

- Any other tips are also always appreciated!
