Tenant behind on monthly rent

Hello BPs,

Please, I just need your help. I am trying to purchase this multi-family (3 units) house. It looks like a good deal after running the numbers but the problem is the two tenants out of three are two month behind on paying their rents. Please what should I do? Should I let the deal or on continue? Your thought means a lot. Thanks
