Tips for creating an out of state team

Hi BP community,

I'm currently working on building an out of state team to purchase positive cash flow properties that I'll hold long term. My main fear is buying a second job as I work full time currently - I don't mind devoting nights and weekends to build the business but as passive as possible while getting 15%+ COC ROI is the vision. For those who have had success doing this, what are your top tips and learnings you could share? I've read all the BP books and wanted to compile a list of first hand tips from you.
