Financing first rental

Hello,

So I am new to investing in rental properties. My goal is to buy a duplex. I am trying to see the smartest way to finance my first deal. I am a home owner and have about $70k or more of equity in my house. I thought about selling my home for the equity to use to purchase a multi unit or renting my house out and moving my family to a rental. Any thoughts would be helpful.
