I know the obvious things you look for in a good deal; location, ROI, minimal repairs etc...

What are some of the unexpected features on houses you have bought that have paid big dividends?  I like the idea of buying 2 bedroom homes and somehow squeezing in 3 bedrooms.  Who has done this successfully?  Other winning tricks?
