New beginner. With no money.

Real estate investing has been my passion for several years. However I've never been financially able to do so. I've seen there are ways a person like myself can begin with no money down or with OPM. Thus far I've been unsuccessful. My plan was to become a scout for investment properties and present an offer to investors. I have done this but it appears the investor collected the information I provided then ran away with the info. My reason for joining BP was to locate investors willing to take a chance with me, teach me as I progress and help me get started. I currently live on a fixed income, wife has breast cancer which is costly, due to medical problems of my own I am unable to work a regular job and I desperately need a passive income. I am open for suggestions.
