Georgia Market- What neighborhoods are best to invest in?

I’m in the metro Atlanta area looking to buy up some rental properties. We can renovate ourselves. What neighborhoods do you all recommend in the metro Atlanta area. Looking as far north as Cumming and as south as Newnan/Peachtree City.

I'll throw Canton, GA in the mix. I live in Holly Springs/Woodstock area. I am a buy/hold investor and real estate agent. Happy to assist. There is a distressed property in downtown Canton right now that I think would be a great buy and I believe zoned commercial so there are options. Another angle to take would be houses w/in law suites, I see a lot of those where the #s would work. 

@Julie Sisnroy As an out of state investor, I might direct you towards the following areas where I find the most aggressive #s: Rome, Dalton, Athens, and Cleveland, GA. w/the changing landscape of work amidst COVID, I think we will see these secondary markets pulling more young people out of ATL to live cheaper and more outdoorsy lifestyles. These are markets I personally look in.
