Partnership Agreement / Operating Agreement

Hello, I am a new investor preparing to make my first purchase with a capital partner. We are looking out of state as we are not yet able to breach our high-cost local market here in California. We need to generate a partnership agreement and I have the following questions:

1. Should the partnership agreement be notarized in our local state, or in the state in which we plan to invest?

2. We plan to invest under an LLC, so does the partnership agreement apply to all future investments made under our LLC? Or is it for each individual investment?

3. Finally, can anyone recommend a good attorney to draft said agreement?
