New, Searching for rentals

I live in South Florida and looking for my first rental investment (preferably sf, condo or duplex).   I am a newbie and am overwhelmed by the number and sources of listings and am not sure where to begin.  Any guidance about where I can look to get a swath of properties I can filter through?  Any sites that are more user friendly for investors than others?  Should I just be speaking to an agent?

@Mark Lynn, depending on how much you're looking to put down, will ultimately determine what type of property you can purchase. Ranging anywhere between 15-30% down payment depending on property type. 

I suggest picking an area of Florida that you would like to invest in and then look for an agent that works in that particular area. I hope this helps.
