This area (northwest, Indiana) where I live is slow right now but is beginning to pick up, so there is very few comps or none at all. How do you come up with an ARV, under these circumstances. I know I would need to be conservative, but really I have to clue. I am a beginner, and I am getting ready to put my first offer in. besides it being my first offer, I am nervous because most comps are 9 months old and often in a different neighborhood, which I do not think really help that much. Thank you all for any suggestions you may have.

Is that different neighborhood a similar neighborhood. Would someone pay more or less to live there? Perhaps taking an appraiser to lunch would help.
