Tips for 1st direct mail marketing campagin?

Hello BPU!
I would like to give direct mail marketing a try here in my home town. My criteria stands as a SFH, 3bd 2ba, 1000+sqft, 1970s+, seller financing, live in for my wife and unborn baby girl. What are some items I should add? What's the best medium to use for my first round? I plan on spending $200 Max but my vision is using a very simple format for my first round for much less. ( paper, hand written, envelopes from Walgreens, stamps, etc...). Am I headed in the right direction? Thanks for the help in advance!!

@Blake Jennings Direct mail is a numbers game, and no matter how personalized you make your mail piece, your budget of $200 max is missing at least one zero at the end of it. I have over a decade of experience and have sent millions of mail pieces. I wouldn't give up on finding a house, but I would give up on DM with that kind of budget.

I agree with Braden, to be honest you're really missing the mark here. $200 isn't even enough to get one solid deal unless you get REALLY lucky - you're just wasting your time. Same with handwriting letters, etc. It isn't worth your time and your yield won't be as good. I recommend either saving up until you can do at least a 2500 unit mailer or getting the knowledge to be a pro and partnering with someone to fund your mailers for you until you can afford them on your own.
