Denver Location: Highlands vs. Sloan Lake New Build (Lakehouse)

Hi All,

I moved back home after living in NYC for 6 years and have been looking to buy a condo in Denver. I'll be a first time homebuyer and I've been under contract twice but terminated due to the HOA having a lack of funds. My plan would be to live in the condo for 1-2 years then rent it out and buy a different property, maybe a SFH. My #1 location is the Highlands, however it is also the most competitive and I don't want to compete with cash offers.

I toured the Lakehouse at Sloan Lake - it is a new build with GORGEOUS amenities for a good HOA price - beautiful pool, fitness center, garden, etc. I like it but my heart wants to be in the Highlands. I've been told that the west colfax area will keep growing, but coming from NYC it is still not as walkable to cafes, bars, etc. right now.

Which location do you think would be a better investment? Am I being too attached to the Highlands?

Any advice would be greatly appreciated. Thank you!
