Good afternoon bp family is there a contract one can use to get around the earnest money.

In my almost 50 years, I have NEVER paid earnest money when buying.

ALL TERMS ARE NEGOTIABLE. This includes earnest money. Real estate agents are generally encouraged to obtain earnest money from the prospective buyer, but it may not required by law. They may say it is, but it may not be required by law - only by their company policy.

With that in mind, check your state laws regarding earnest money. Also, seek legal advice from an attorney, not a real estate agent. Earnest money disputes seem to be a popular complaint filed with state real estate commissions against real estate agents and companies. This is also a common area for a lawsuit.

You may not have to worry about getting around paying earnest money. Check the laws and seek legal advice from a lawyer.
