Opinions on Buy and Hold in Huntsville/Madison, AL

Hi all, I am new to the real estate business and just finished my first home purchase.  I'm looking for another location and interested in Huntsville/Madison Alabama area.  Does anybody have any opinions on investing in this area?  I would also love to network with an agent in this area as I'm having a hard time finding someone.  I would appreciate any advice! Thanks BP

Hi. I've purchased a number of properties in Huntsville/Madison in last couple of years. Great place to invest overall. Madison city is always in high demand due to the great schools. Property taxes and property prices have jumped significantly in Madison squeezing margins a bit but rents have increased a bit too. I've had good luck in parts of Madison and Limestone County areas too - lower taxes, similar rents, lower property costs and good schools as well. Feel free to DM me if you have specific needs.  Also, I've had good luck working with Sarah Ragan and Carolyn Dietrich, both are agents in Huntsville area.

Hey Allison! My name is Kaul and I work for a developer here in Huntsville and Madison. If you are interested in looking into acquiring a turn key property send me a pm to set up a call! I can walk you though the numbers and why what we are offering makes a lot of sense for OOS investors. Have a blessed day and chat soon.

Best - Kaul

Alison* I just realized it is one "L", sorry about that!

Hi Alison! Welcome to BP! Always happy to see new investors make their way into the space!

As far as the Huntsville/Madison areas, we work in the area in the turnkey rental space and we’ve seen several positive signs- although like any market, not everything is perfect. I found a recent Roofstock article that outlines some of the positives in the area, including:

-A four week supply of housing inventory (probably a little lower now since the market has been hot and this article was written back in December 2020)

-A 9% economic growth rate, despite pandemic pressures.

-A steady 10 years of population growth, with roughly 170k residents in the city alone and 463k in the Huntsville Metropolitan Statistical area- which is 11% growth over a 10 year period.

Another stunning stat: the employment market in the city has risen by an astonishing 44% in the last 10 years- something very few cities or markets in the country have been able to achieve. So we’re pretty bullish on the future of the area, especially considering the great strides that have been made over the past decade or so.

Did you finish your first home purchase in the area or are you looking to expand into the market?
