Tips tips tips! Getting Started!

Hello Everyone!

I'm super excited to start my journey in the real estate industry. I recently obtained a LLC. I don't have access to a lot of cash on hand, but my credit is good for the most part. Im looking for any advice that would help a newbie like myself. Particularly with OPM, building business credit, Mentors, etc.. Thanks in advance! PLEASE HELP :)

Walk/drive your target neighborhoods.

Note any addresses that look run down.

Address a letter or postcard to those homeowners asking them to call you if they'd like to sell their house.

Cut back your spending to increase your savings.

Find a perfect home for multifamily living, or identify a good area to rent by the bedroom.

Purchase a property where you can live and rent the other units or rooms. (You can buy this kind of home at retail for 3.25% downpayment, FHA loan.)

Don't procrastinate. The best time to buy real estate was twenty-five years ago. The second best time to buy real estate is today. Best of luck!
