First rental property search

Hoping to learn from the collective wisdom of this group. I am looking to buy my first rental. Flexible on the market, perhaps in the KC metro area. I am interested in learning about opportunities - the listings here and on zillow etc are not fitting the plan. Anyone with experience willing to direct me on where to start?
