Cash flows but rough area

I see a possible deal in a city 6 hours drive away.

It is a 12 unit (all 1 bedroom) Apt.

No vacancy at this time and very low vacancy rate.

Rough Area of town.

Even if i only get 50% rent it still positive cash flow with heavy maintenance costs accounted for.

Looks like a good deal the drive wouldnt bug me i would have it prof managed.

Any others had experince with long distance rentals and or Rough area/problem tenants possibly.
