Starting Out with BRRR Strategy for Out of State Investor

Hi there, 

I'm an out of state investor and looking to get into the Cleveland market with a BRRR. I haven't really done a BRRR previously, so was wondering if any experienced investors have any suggestions/tips, or could point me in the right direction in doing so.

If you're going to go into a new market with a BRRRR deal as your first deal you'll need to make sure you understand the ARV. Miscalculating the ARV is fairly typical for out of state investors as the prices in Cleveland neighborhoods vary widely.
