Buying a small portfolio in Dawson Georgia.

Hey everyone hope all is well. I am buying a small portfolio of 6 properties in Dawson Georgia. This is my first time investing out of state as I am in Orlando fl. Now I do invest locally but never out of state. This deal was a steal in my opinion all 6 properties for about $40k and two out of the six are already cash flowing about $300 a piece.  All of them do need some rehab. Now the properties where purchased cash so there will be no mortgage. I was wondering if anyone has knowledge of this area and has some pointers for me how to get maximum cashflow and which property management company they recommend. Or would it be better to fix and flip all of them?

Hi Mohamed, I live in Dawsonville, and it does look like you got a great deal. I do not know the specifics of the properties you purchased, but a remodeled 3/2 home will rent for about $2000 per month. The same multi-families are around $1500 per month; the rents on these are probably going lower. There are a few apartment complexes being built in the area. Dawson GA is small town with one major employer. Golden Peanuts has a plant there. Dawson is in BFE Georgia. The closest town is Albany, which is a dump. The entire S-W of GA suffers from a lack of employment options. You can forget about having quality contractors there unless you pay for the best, and they stay busy. These are cheap for a reason. Be very careful is my advice.

houses often sell in Dawson for less than $10,000


personally I believe the materials and labor cost approx the same to fix up a house which will rent for $400 as one that will rent for $1200 or more 

The initial price of the house may be less but most likely the appreciation will be little to none and Tenant issues higher
