Looking at refinancing my first rental

My wife and I used the HELOC in our Oregon home to buy a small rental home in Belton Texas, we bought it on May 21st and its fully renovated and rented. We bought it for 135k and put about 12k into remodeling. Our current payment is about $520 a month for heloc and we have it rented for $1400. We are coming up on 4 months now and we need to refinance to free up money for our next rental to BRRRR. Im looking for advice on how to find a portfolio lender or finding some one who can refinance at 4 months instead of 6. Also need to know what to expect with interest rates. If anyone is in the Austin area and has advice for us that would be great. Thanks
