Buying a new home and using my old home as a rental.

I am looking to purchase a new home using the equity in my current home as a down payment. I want to then rent out my old home once I close on my new home. Most lenders think im crazy. I have over 150K in equity that I could use. I am wondering if there is a way to look for a lender that has done this before? Looking for advice of any kind right now.
