Inspection before or after Assignment Agreement?

I'm new to wholesaling and I understand the process besides when it comes to this one question. So let's say I find a cash-buyer and negotiate an offer with him. I tell them to do a drive-by to see if he likes the area (to make sure he's on board and not wasting either of each others time), but I don't know what's next. Do we negotiate agreement, sign Assignment Agreement, send it to Title Company and THEN do inspection? Or does inspection take place before signing the Assignment Agreement?
