@Martin Dartayet interesting list. I would nix the pet washing station and doggie poop bags, the cost doesn't justify the gain. Some of the others do contribute to quicker rental. A fire pit is a liability and I can tell you the one time I allowed a SF house to build a firepit it was nothing but trouble for the neighbors. I can't imagine in a MF. In a MF I would suggest chairs over a firepit and maybe a picnic table but they don't include this or a grill area.
