I especially love getting bookkeeping questions from aspiring real estate investors and those who have just started investing. I consider myself to still be a newbie with only owning 23 doors but I remember that super fresh start feeling!

@Andrew Freed, what do you mean by "shadow system?" I access my clients' books via my QBO Accountant profile. Is that what you're referring to as a shadow system?

In my experience, a big advantage using QBO versus Stessa is QBO's bank feed system. It's more reliable than Stessa's due to QBO having a secure relationship with a ton of banks nationwide. I've used Stessa for a couple of years but I'm transitioning everything to QBO now due to my personal bank feeds constantly breaking in Stessa and causing a ton of unnecessary manual data entry. QBO is a lot more comprehensive, customizable, and robust than Stessa (just my opinion) if you know how to set it up and maintain it properly.

He may be charging more to run your books in QuickBooks due to him paying for your monthly subscription. I'm not sure without speaking with him. Ask him for an itemized breakdown of the services he is providing you for both scenarios (your current versus QuickBooks). This will tell you exactly what he's charging you and the reasoning behind each charge. I hope this helps!
