Buying Investment Property with Family

Hello all,

Newbie here. My brother, father, and I are all interested in real estate investing. Ideally, we would all purchase an investment property together. However, it seems that even though we'd all be 33% owners we'd each carry 100% of the liability. Main challenge is the impact to each individual's DTI as we'd all be carrying a "second" mortgage when it comes to any other loan application. Is there an ideal way to structure group investments? Sounds like many lenders will make you personally guarantee the mortgage even if purchased through an LLC.
