@Edward Koehn out of state investing is certainly possible, and many do, but that does not necessarily mean it'll be easy. As others have mentioned, you're two primary factors when investing out of state include market research and assembling your team of experts in their respective fields. Honestly, I usually advise that newer investors first research into their local markets and see what is currently working. Even if you're in a relatively expensive market, there are multiple avenues for real estate investing. If you do decide that OOS is the best route for you and to put your money to work, start networking with others here on BP and narrow it down to one or two niche markets. I see far too many individuals who are all over the map trying to decide which market they should invest in only to end up never taking action. Hope this helps!
