NW Florida recommendations for where to hang Broker Sales associate license?
I've been a Colorado Independent Broker for over 10 years, recently got FL license. Looking for a low cost, low hassle place to hang license in order to do personal deals, currently not interested in actively working as a listing agent or buyer broker (part time resident). Don't want to immediately join the Emerald Coast Association of REALTORS, but may at some point in order to seriously look at properties on my own. Based in the Navarre area. I've found links to Tidal Realty and Realty Hub, but need more info/options.
The MLS providers will most likely force you to become a member of ECAR or PAR to get MLS access.

I'm an agent with The American Realty...awesome brokerage!! We are located here in Navarre, FL. Come talk to Leigh Pyeatt our managing broker. We have lots of agents that are signing up. I started a year ago and there was only a total of 4 or 5 of us, now I think we are up to 17 or 18 agents. Feel free to DM me. I'm a member of NABOR and I really enjoy the smaller community feel the board offers. The American Realty is very low cost at least compared to what I experienced before. I was with KW in Washington state before moving out here, and while I have nothing against KW, I just really love this brokerage so far!
Hi Jessica, Thanks for the tip! I'll stop by the next time I'm in town, maybe it will be a good fit. I'll also check out NABOR. Do they have e forms available to members, or do you have a separate subscription service (like we have to do in CO)? Thanks again! Steve

Sounds good Steve! I look forward to meeting you, it's always fun meeting other fellow investors. :) In the state of Florida, the state supplies free forms via FormSimplicity.
Hey Steve! Welcome! I am based in Destin and I am with eXp Realty. Coming from another brokerage here, I've found them to be much more investor friendly. A nice perk is we get 3 personal deals a year without having to pay the firm commission. Low fee of $85 a month and that give you access to anything you would need such as CRM, e-sign (Skyslope) etc. No one really bothers you, you can sell as much or as little as you want. Happy to go over in more depth if you're interested but its been a great firm for me from a realtor and investor standpoint. Would love to connect next time you're in town! Feel free to direct message me if I can answer any questions or if you want to hop on a call to discuss.
@Steve T. - I'll vouch for @Jossalyn Wallace - She's a stellar luxury investor agent and knows her stuff! She has a top producing team in the area -- If you're looking for some advice, I'd say to call her!
